Built an in-house function on Dynamics 365 covering ledger, journals, intercompany, cash flow and cost allocation across the UK, Australia, Hong Kong and Ireland.

£200m+ property portfolio in SPVs

Situation
UK real estate held across multiple special purpose vehicles, with investors and lenders to report to.
What I did
Own the financials, quarterly reporting, cash flows and audits, and executed SPV acquisitions and disposals with legal and treasury.

Consistent quarterly reporting and audit-ready entities.

Multi-country group consolidation

Situation
Investments across the UK, the Nordics, Ireland, Hong Kong and Australia, reported in different ways.

Introduced group controls, standard reporting templates and governance, and co-led a new treasury management system.

A large outsourced-services account at CBRE reporting across 29 countries.

Led month-end and year-end close and consolidation, working with SOX, internal audit, PwC and KPMG.

A 28,000-acre Scottish Highlands estate, including a new hotel, plus hydro and farming projects.
What I did
Managed budgets and cash flow from tender through development, and restructured the hydro, farming and estate projects.

Contract finance at scale

Situation
ISS's largest UK contract (c.£160m), plus a business unit restructure at CBRE.
What I did
Rebuilt PO, change-control and invoicing tracking at ISS, led a team of 10+, and re-priced a c.£25m contract at CBRE.

I'm Khayyam Pervaiz, an ACCA-qualified finance leader with more than twelve years' experience in real estate, investment, facilities management and business services.

Most of my career has been spent building or repairing finance functions: taking over from external accountants, consolidating groups across several countries, getting businesses audit-ready, and giving owners and investors numbers they trust. I work closely with founders, management teams and investors, and I'm comfortable doing the detailed work myself.

Questions

The things clients usually ask on the first call.

What's the difference between interim, fractional and project support?

Interim is full-time cover for a defined period, often during a vacancy or transaction. Fractional is a set number of days each month on an ongoing basis. Project is a fixed scope with a clear end point, such as an acquisition integration or a systems change.

Do I need a Financial Controller or a Finance Director?

A Financial Controller makes the numbers accurate and on time: close, reconciliations, controls and the audit. A Finance Director uses those numbers to steer the business: forecasting, cash, funding, investors and the board. Many SMEs need some of both, which is exactly what a fractional arrangement covers. A fractional CFO and a part-time FD are essentially the same role.

How are fees structured?

Either a day rate or a fixed fee for a defined project, agreed in writing before any work starts. Fractional arrangements run month to month on 30 days' notice, so there's no long lock-in.

How does contracting work, and what about IR35?

Engagements are contracted through KYM Group Ltd, a UK limited company. IR35 status is assessed at the outset of each engagement, based on how the work will actually be carried out.

Is the work remote or on site?

Remote-first, with time on site when it adds value, such as board meetings, audits, stock counts or team handovers.

Will you replace our external accountants?

Not necessarily. Many businesses keep their accountants for statutory accounts and tax while I run month-end, reporting and controls. Where it makes sense to bring work in-house, I'll plan the transition with you.

How quickly can you start?

Usually within a couple of weeks of agreeing the scope, sometimes sooner for urgent situations such as a sudden vacancy before a year-end.
